  • Development Land

    One of our repeat client purchased this rural parcel as a holding parcel, pending the local area plan changing. We do several sites like this annually in several stages, from rural site, parcels with new plans, and proposed developments when clients are ready to build and sell..
  • Converted Housing

    The Lower Mainland is full of these older homes converted to small multifamily rental apartments. This house had 7 units in one of the most prime areas of Vancouver. This was a new purchaser referred by a mortgage broker who loves our reports.
  • Industrial with Ghost Kitchen

    Ghost Kitchens are the latest use to find homes in general industrial strata buildings. Bramwell & Associates is one of the leading Strata Industrial appraisal firms, valuing between 5-10% of all sales transactions in the Lower Mainland. This was a refinancing by a client who used us for the purchase.
  • Lane Home

    We have completed several Lane Homes that populate Vancouver. In this case, we are inspecting the progress of the construction for the Lender. The residential background of our staff gives Bramwell & Associates and edge in residential construction appraisals.
  • Subdivision Land

    This was a small 13 lot subdivision we valued for financing for this repeat client, a developer in the Fraser Valley. At the same time, we were asked to calculate the Park Acquisition Fee. Understanding lot value and the subdivision costs gave this client the financing he needed.
  • Healthcare

    We are completing several appraisals for healthcare client, doctors, dentists, and others in related fields, given the expansion in strata retail and offices in medical areas. We are fully conversed in the difference in medical only and general medical buildings, and the value parameters.
  • Special Use – Cannabis

    Special Use requires a knowledge of the industry as well as real estate given they are valued as a Going Concern. We are qualified in several specialities, one being appraisers with a national practice in cannabis licensed producers.
  • Executive Strata Office

    This strata office is in one of the best locations in Vancouver, with an expansive view on three side, as well as within 1 block of a station for the new Broadway SkyTrain line under construction. This was for refinancing at the lenders request.
  • Special Use – Marine

    After an exhaustive search, the client engaged us to value the submerged farm that was now being utilized by others as a lake. In addition, we valued over 200 acres that surrounded the lake. From lakefront premiums to boat slips, we have a deep marine special use background.
  • Property Tax of a Right of Way

    One of the more interesting 2021 tax appeals was this over 70% reduction in value of this parcel of land impacted by a no-build right of way. Our client could understand way he way paying tax on undevelopable land, and neither could the Property Tax Assessment Appeal Board.

Community Involvement

  We are members of "The Friday Club"  at Backpack Buddies.

This charity helps children who come from food-insecure homes and rely heavily on school meal programs. Over the weekend, these children may not eat at all until school starts again on Monday, so Backpack Buddies sends home good each weekend. Members of the Appraisal Institute of Canada (AIC) pledge to provide professional services and conduct themselves in a fair and unbiased manner that is not detrimental to the public, the AIC or its Members, or the real property appraisal profession.

Members’ professional interactions with other Members, the AIC, and the public shall be governed by courtesy, impartiality, and good faith.

When providing professional services, Members will comply with AIC By-laws, AIC Consolidated Regulations, and AIC Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP).
