Condominiums in British Columbia are required to set up and maintain at least one reserve fund to be used solely for the purpose of major repairs and replacement of the common elements and assets of the strata corporation. Under new legislation, all strata corporations must have a reserve study by December 13, 2013.

A reserve fund study is essentially a financial document that provides the basis for a reserve fund plan and the funding of major repairs and replacement of the component inventory and fixed assets of the Strata Corporation or organization.

All reserve studies include two parts:

Physical Analysis: Focuses on the common property elements and includes a component inventory, condition assessment and life and valuation estimates.  This includes a generous supply of colour photos in our reserve fund studies for refrence purposes.

Financial Analysis: Recommends reserve fund contributions for capital expenditures over the next 30 years and includes the current fund status and suggested funding plan.  This includes the financial forecasting, analysis of construction cost and inflation indexes, interest rate trends, the property's reserve fund historical profile and several cash flow models. 
 
Our functional reserve fund studies balance the technical and financial elements, for a truly useful reserve fund study.  We then review our recommendations with the client before presenting our final reserve fund study.  Each of our reserve fund studies and updates include an Executive Summary with pertinent information for strata low owners, and all information for the new Form B - ready to go. They exceed the minimum requirements of the Strata Property Act.
